A 154-year-old cottage in the heart of Central Otago is on the market for the first time in more than a decade.
The beautifully restored two-bedroom, two-bathroom stone cottage sits on a 1.6ha property near St Bathan’s and has a Category Two Heritage New Zealand listing.
Named Lombardy Cottage by its current owner – Auckland-based magazine editor Kate Coughlan – the 145sq m house, rabbiter’s hut and four-bay garage is surrounded by streams, lavender plantings, orchards and vegetable gardens.
After enjoying the cottage as a holiday home for the past 11 years, Coughlan is selling the property to spend more time with family in the North Island.
“The call of Central Otago has been so strong that I’ve found it hard to go anywhere else – not even overseas – for 10 years,” she says. “It has been a wonderful retreat for my family and the many guests with whom we’ve shared the property.”
The cottage was built by goldminer Thomas Hughes in 1864 and has undergone a full interior upgrade under Kate’s ownership, including installation of underfloor heating throughout and new carpets, curtains and drapes.
The grounds have also been transformed with the development of raised, rabbit-proofed vegetable beds and raspberry cages, a large orchard with pinenut, walnut and fruit trees, banks and a border garden with mass peony plantings.
“The rabbiter’s hut has also been fully restored to a glory it never knew in its former life,” she says. “It has exquisite tiny chandeliers, taffeta and velvet curtains, a fine and efficient Victorian register grate fireplace, internet and is fully insulated.”
The house has its own water supply and Shepherds Creek, which runs through the property, was recently assessed by a freshwater scientist as 10/10 for purity.
“The water supply and the beautiful Shepherds Creek are the unique aspects of the property which really create the magic – and it is magic,” Coughlan adds. “The wonderful history of the house and the fact that it has remained in such beautiful condition after nearly 155 years is also very special, as well as the history of the area and its remote natural beauty.”
The extraordinary property is listed through luxury real estate agency New Zealand Sotheby’s International Realty and is expected to sell for more than $1.1 million.
